Now that summer is wrapping up, I am going to try to get back to writing a Real Estate Tip of the Week every other week from here on out. I know what you are thinking, this is the best news ever!

This week, I want to share a personal tip that I like to do with my clients that gives them REAL competitive advantage. As you probably know or have heard, the DC Metro area is crazy competitive when it comes to real estate so you truly have to have competitive advantage over the next homebuyer to be successful.
So what is this secret weapon??? Drumroll please…..
…The use of a hand written letter. What's the best way to beat the competition? Buy the house when there is no competition! How do you do that?? If my clients desire a certain condo or neighborhood that they want to be in but there aren't any homes that meet their needs on the market at that moment, I write small handwritten letters and drop them off at their desired homes. I’m telling you, you would be surprised how many owners would consider selling their home if they had a ready and willing buyer and they didn’t have to lift a finger.
This works extremely well in condo buildings or subdivisions that have multiple similar units. From the tax records, I can distinguish which units meets my client's needs (like if you are looking for a certain 2 BD/BTH floorplan in a specific building) and then I craft a letter to spark the owner’s interest. While this can be a lot of work and hustle, that's what it takes sometimes to get the home that you want.
