Are Arlington VA Home Prices Dropping? What the 2026 Data Really Shows

Are Arlington VA Home Prices Dropping in 2026?
Last Updated: October 16, 2026
One month, one mansion: why the "15% price drop" headline misses the real story. By Blake Davenport, team leader of The Davenport Group at Sotheby's International Realty.
If you saw this week's headline that the average Arlington single-family home price dropped 15% year over year, take a breath. Arlington home values are not down 15%. Through the first nine months of 2026, the median Arlington, VA single-family sale price is actually up 1.9%, and more homes have sold than last year.
The ARLnow story, based on September data from MarketStats by ShowingTime, isn't wrong about the math. It compares one month (September 2026) to one month (September 2025), using an average. That combination makes a small, lopsided sample look like a trend. Here's what's really going on.
TL;DR / Quick Summary
- Arlington home prices are not down 15%. The January to September 2026 median single-family price is $1,350,000, up 1.9% from 2025.
- The headline is one month and one mansion. September 2025 included a $15 million sale in Arlingwood. Without it, September's average fell about 4%, not 15%.
- More homes are selling. 725 single-family homes closed through September, up 7.1%, at 100.1% of original list price.
- September itself looked healthy. Price per square foot rose about 11% and average days on market fell from 49 to 31.
- The fall market is calmer, not falling. Active listings rose to 582 from 475, giving buyers more choice, while well-priced homes still sell close to asking.
Why did the average Arlington home price drop 15%?
In September 2025, a home at 221 Chain Bridge Road in Arlingwood sold for $15,000,000. That's roughly ten times a typical Arlington single-family sale, and it happened in a month with only 62 single-family closings.
One sale like that pulls the whole month's average up. With it, September 2025's average was $1,823,477. Without it, the average was about $1,607,000.
September 2026's average was $1,536,438. Compare that to a normal September 2025 and the change is about -4%, not -15%. The headline number is mostly one record-setting sale from last year, not a slide in what Arlington homes are worth.
This kind of swing is normal for monthly averages. In 2025 alone, Arlington's monthly average single-family price bounced between $1.34 million and $1.82 million, with no real change in the market.
Can you judge the Arlington market from one month of sales?
Not reliably, and that's why we don't think the 15% headline is the right way to read this market. In September 2026, Arlington had just 175 closed sales across every property type, and only 66 of those were single-family homes.
With a sample that small, a handful of sales can swing the numbers. One luxury closing, a few more condos, or a slow week at the end of the month can move an average by double digits, even when nothing has changed in what homes are worth.
That's why we look at the broader picture: nine months of sales, medians instead of averages, and price per square foot. Those measures smooth out the one-off sales and show where the market is actually heading.
Are Arlington home prices going down in 2026?
A better way to read the market is to look at all nine months together. Here's every Arlington single-family closing, January 1 to September 30, 2026 versus the same period in 2025.
| Metric | 2025 | 2026 | Change |

More homes sold, for slightly more money, closer to asking price. Sales of $2 million and up rose 22% countywide, a segment centered in North Arlington neighborhoods like Lyon Village, Bellevue Forest and Arlingwood. The third quarter tells the same story: Q3 2026 sales were up 8.8% and the median price was up 2.1% compared with Q3 2025.
What did the September 2026 Arlington market really show?
Even within September, the signs that matter most to buyers and sellers point the other way:
- Price per square foot rose about 11%, from a median of $459 to $511. Buyers paid more for each square foot of home.
- Homes sold closer to asking. The average sale price was 99.5% of original list price, up from 95.6%.
- Homes sold faster. Average days on market fell from 49 to 31.
When buyers pay more per square foot, closer to list and faster, values aren't collapsing. The average dropped because a different mix of homes sold, which ARLnow's own article notes can move regional averages.
Is the Arlington housing market slowing down?
That doesn't mean nothing has changed. The fall market is calmer than spring, and it's worth being straight about it:
- September's median single-family price was $1,300,000, down from $1,457,500 last September. With only 62 to 66 sales a month, medians bounce too, but it's a real number.
- Buyers have more to choose from. Arlington had 582 active listings at the end of September, up from 475.
- Buyer traffic has cooled. Bright MLS reports showings in the DC area down about 17%, and its chief economist links the slowdown to higher mortgage rates.
A calmer market is not a falling one. It means buyers have more leverage than in the spring, and sellers who price right still sell close to asking.
Should you buy or sell a home in Arlington this fall?
If you're selling: your home's value hasn't dropped 15%. Arlington single-family homes are selling at about 100% of original list price this year. Pricing and presentation matter more this fall, but the equity is there.
If you're buying: this is a window. You have more Arlington homes for sale to choose from and a bit more negotiating room than in the spring, without a market that's losing value under you.
For everyone: be careful with one-month averages. One mansion can move a headline. Nine months of data, medians and price per square foot tell you far more.
So, how is the Arlington real estate market right now?
Steady, with a calmer fall pace. More homes are selling than last year, prices are slightly up, and homes are trading right around asking. The 15% headline came from one month and one $15 million sale, not from a change in what Arlington homes are worth. The real story is street by street, and that's where we can help. Arlington home prices: frequently asked questions
Are home prices dropping in Arlington, VA?
No. From January through September 2026, the median Arlington single-family sale price was $1,350,000, up 1.9% from $1,325,000 in 2025. Homes sold at about 100% of original list price, and 7% more homes sold than the year before.
Why did ARLnow report a 15% drop?
The 15.4% figure compares the average single-family price in September 2026 to September 2025 only. September 2025 included a $15 million sale in Arlingwood. Without it, September's average price fell about 4%, not 15%.
Can one month of home sales show where a market is headed?
Rarely. Arlington closed only 175 homes of all types in September 2026, including 66 single-family homes. A sample that small swings with a few large sales, so nine months of data, medians and price per square foot give a far more accurate read.
