How Do You Sell a House in a Slow Market in Alexandria VA?

We at The Davenport Group helped a couple moving to Southern Virginia sell their end-unit townhouse in the Stonegate community of Alexandria, VA for its full $885,000 list price with zero contingencies, in a September market where most nearby homes were taking more than three weeks to sell. We prepared the 3-bedroom, 2,224-square-foot home, built the schedule around their August move-out and ran the sale after they'd left. It closed September 30, 2026.

Who were our clients, and what did they need from the sale?

Our clients owned an end-unit brick townhouse in Stonegate, a townhouse community in the City of Alexandria, and they were moving to Southern Virginia to downsize in retirement. They found us through the mailers we send to their neighborhood and called us in April.

The home has 3 bedrooms, 2 full and 2 half baths and 2,224 square feet across three finished levels, with an attached two-car garage. It was built in 2000.

They weren't looking for someone to put a sign in the yard. They wanted an advisor to tell them what to do and take the work off their plate, the way we lay it out in our seller guide. Getting the most out of the sale mattered more to them than anything else.

Why did we build the plan around their move-out date instead of the market?

Because they weren't leaving until August, and they were already worried about the market. A plan that pushed them to list before they were ready would have made a stressful move harder.

At our first visit in April, we mapped out every step from that meeting to the listing, and we adjusted it until they were comfortable with it. Everything after that followed their August move.

What did we do to get the townhouse ready to sell?

We recommended preparing the home properly rather than listing it as it stood, and then we coordinated the work ourselves: wallpaper removal, painting, small repairs and staging. The goal was to show the house at its best to the buyers most likely to buy it.

Our clients didn't have to hire or manage anyone for that work. That was the part of the sale they'd asked us to take off their shoulders.

How did we sell the home after our clients had already moved away?

We ran it without them. Our clients moved to Southern Virginia in August, before the house went on the market, and we handled the rest of the sale for them from listing through settlement.

How did we get the home in front of the right buyers?

Alongside the MLS listing, we ran a social media and digital ad campaign with YouTube ads, Facebook and Instagram ads and posts on our own YouTube channel and social accounts. Together they reached more than 40,000 local views.

How did we get a full-price offer when the market had slowed?

By September, the market in the area had slowed, and most homes were taking more than three weeks to sell. Our clients' townhouse went under contract on September 16, six days after it was listed, at the full $885,000 list price with zero contingencies.

A full-price offer with no contingencies was close to unheard of at that point. With no appraisal or financing contingency in the contract, the sale didn't depend on an appraiser's number or the buyer's loan. It closed 14 days later, on September 30, 2026.

Our clients were thrilled. They could get on with their move without managing the sale themselves, and they were glad to hand the next owner a house in great condition.

“A slow market doesn't have to mean a lower price. The right preparation, a timeline built around the seller's life and marketing that reaches the right buyers can still deliver a clean, full-price sale.”

What would we tell another seller in the same situation?

Start early, and prepare the home before it lists. Our clients called us in April for a September listing, and that lead time let us plan the work and the schedule without rushing them.

But preparation isn't a guarantee. It works when the price is right and the marketing reaches the people most likely to buy that home, which is why we answer the questions sellers ask us most before anything goes on the market.

Frequently asked questions

Can you get full asking price for a house in a slow market in Alexandria?

Yes, it can happen. We at The Davenport Group sold an end-unit townhouse in Stonegate, Alexandria for its full $885,000 list price with zero contingencies in September 2026, when most nearby homes were taking more than three weeks to sell. Preparation, a timeline built around our clients' move and targeted marketing made the difference. It isn't guaranteed for every home, so it starts with the right price and a house that's ready before it lists.

Can you sell your house after you've already moved out?

Yes. Our clients moved to Southern Virginia in August, and we handled the rest of their Alexandria sale for them, from listing through settlement on September 30, 2026. They didn't need to manage the preparation, the showings or the contract themselves.

Is it worth removing wallpaper and painting before you sell?

For our clients in Stonegate, it was part of what led to a full-price offer. We coordinated wallpaper removal, painting, small repairs and staging before the 3-bedroom townhouse listed, and it sold for its full $885,000 list price with zero contingencies. We decide what to fix house by house, based on what the likeliest buyers for that home will expect.

When should you call an agent if you plan to move in the summer?

Earlier than most people expect. Our clients called us in April for an August move-out and a September listing, which gave us time to plan the schedule with them and prepare the home without rushing. If you know your moving date, start the conversation a few months before it.
