Arlington has about 240,000 people. Vienna has about 16,000. That one contrast tells you almost everything you need to know before you ever look at a single listing. These two places are not competing to be the same thing. One hums. The other hushes. The question is which hum, or hush, is yours.


I get families asking me to compare them all the time, usually because they are torn between energy and elbow room. So let me walk you through how I actually think about it.

Getting around leans on the car, anchored by I-66 and the Vienna Metro station. You are a little further from DC, and if you love the trade of a quieter street for a slightly longer trip in, Vienna delivers it.


What you notice most is the calm. More room, more yard, more of that settled feeling that makes a house feel like it will hold a family for a long time.

Picture next Saturday. If it is a walkable brunch, a trail with the dog, and an easy Metro ride into the city, you are an Arlington family. If it is a slow morning, errands down Maple Avenue, and a big backyard for the kids, you are a Vienna family.
