The first time I drive a client into Donaldson Run, I watch their shoulders drop. The street starts to wind, the tree canopy closes in overhead, and the city they were sitting in 20 minutes earlier seems to disappear behind them.
Donaldson Run doesn't get talked about much. I've met people who have lived in Arlington for years and couldn't point to it on a map. I think that's a shame, because for the right family it's one of the most peaceful places to live in the entire county, and it's been sitting right here in North Arlington the whole time.

A Neighborhood Built Around a Stream
Most Arlington neighborhoods are organized around a metro stop or a commercial strip. Donaldson Run is organized around water and trees. The stream runs through the heart of it, and Donaldson Run Park wraps the neighborhood with wooded trails that follow the water down through the ravine.
That's the part I wish more people knew. You can walk out your front door, be on a trail under old trees in about a minute, and forget entirely that you're minutes from one of the busiest job markets in the country. On a Saturday morning it's just birds, the stream, and the occasional dog walker.
The Trees Are the Whole Point
I'll be straight with you about the houses. Most of what you'll see here was built in the last several years, and a lot of it is craftsman style. The homes are comfortable and well built, but they're not the reason I love this neighborhood, and they're not why my clients fall for it either.
It's the setting. The trees have been here for decades. The lots are private. The streets curve instead of running in a grid, so the whole place feels calm and a little tucked away. If you've spent the last few years in a rowhouse where your neighbor's window looks straight into your kitchen, walking into that green quiet does something to you. That's the feeling people are buying here, even if they don't say it out loud.
Schools and the Rhythm of the Week
If you're raising a family, the schools matter, and these hold up. Donaldson Run feeds into Taylor Elementary, Dorothy Hamm Middle, and Yorktown High School, all rated 7 to 9 on GreatSchools.org. Boundaries can change, so I always tell families to confirm the assignment for the exact address they're considering.
Day to day, life here runs a little slower than it does along the metro corridor. You drive to the grocery store instead of walking. You make your coffee at home. In exchange, you get morning walks in the woods and a backyard full of birdsong. For a lot of families, that trade is the entire appeal.
Who Feels at Home in Donaldson Run
I don't think Donaldson Run is right for everyone, and I'd rather say so. If your ideal weekend is walking to brunch and running into people you know, you'll be happier in Westover or Lyon Village, where that life is built into the streets.
The yards are the one thing I always flag. Donaldson Run is hilly. A lot of the lots slope, and while plenty of owners have terraced them beautifully, you're not setting up a flat soccer pitch behind most of these houses. If a big level lawn is what you picture for your kids, there are better neighborhoods for that.
But if what you want is privacy, mature trees, and a quiet you forgot was possible this close to DC, Donaldson Run might be one of the most peaceful corners of North Arlington, and most people never even know it's there.
