New Construction Is Reshaping North Arlington Streets in 2026: What I'm Seeing on the Ground

If you haven't driven through North Arlington in a while, you might not recognize a few of the streets.
I've walked over 100 new construction homes here in the last couple of years, and the rhythm of these neighborhoods has shifted in a way that's worth knowing about, whether you live here, you're thinking about moving here, or you're just curious how the area is changing.
This isn't a pitch. It's just what I'm noticing block by block.

- New construction is concentrated in a handful of North Arlington pockets, not spread evenly across the whole area.
- Some streets have three or four new builds going up at once, which changes the feel of the block in real time.
- The same builder names show up over and over: Classic Cottages, Cherry Hill, MR Custom Homes, and a handful of others.
- The character of each neighborhood is holding even as the housing stock turns over, because the lots, the trees, and the walking patterns stay the same.
The Streets Where I'm Seeing the Most Activity
A few neighborhoods are doing more of the heavy lifting on new construction than others right now.
Westover has had a steady drumbeat of new builds replacing older bungalows on the smaller lots. The walkable feel of the neighborhood, the bakery, the library, the beer garden, hasn't changed. The houses around them have.
Yorktown and Williamsburg are seeing larger lots get rebuilt with bigger homes designed for families who want yard space and proximity to the schools. Some streets there have three new builds within a one-block stretch.
Donaldson Run and Cherrydale are quieter on the new construction front, but I'm still seeing meaningful turnover, especially on the streets closer to Lee Highway.
The Builders You'll See Over and Over
A handful of builder names have built so much in Arlington that you'll see their work without even looking for it.
Classic Cottages, Cherry Hill Custom Homes, and MR Custom Homes are the three I see most often on tour. Each one has a specific style and a specific approach. If you're curious about what makes each one different, the team at The Davenport Group has done full breakdowns.
There are plenty of other builders working in Arlington too. These three are just the ones I'm running into on a regular basis.
What Stays the Same
Here's the part I think gets missed in a lot of the conversation about new construction.
The streets are changing. The neighborhoods aren't.
Westover still feels like Westover. The trees on the older blocks of Yorktown still arch over the road the same way they did when I first walked them. The kids still walk to school. The dogs still go to the same parks. The character of North Arlington isn't in the houses. It's in the lots, the canopy, the schools, the rhythm of how people live here.
If you're worried that new construction is going to flatten the personality of these neighborhoods, I'd tell you to come spend a Saturday on any of these streets. The houses are getting bigger and newer. The neighborhood feel is holding.
What I'd Tell Someone Who's Considering a Move
If you're thinking about North Arlington and you want to understand which streets are turning over, which ones still feel established, and what the trade-offs are, walk it. Drive it. Spend an afternoon on the blocks you're considering.
