I get this question constantly. Someone is looking at North Arlington, they’ve done their research, they know these three neighborhoods keep coming up, and they can’t figure out how to choose. The school ratings are strong across all three. The neighborhoods are close to each other. The price ranges overlap. From the outside they look almost identical.
They’re not. I’ve helped a lot of families work through this decision and the difference almost always comes down to three questions. Answer them honestly and one of these neighborhoods is going to separate itself pretty quickly.

Question One: How Much Does Walkability Matter to Your Daily Life?
If you can’t imagine life without being able to walk to coffee, walk to a restaurant on a Tuesday night, or walk to a farmers market on a Saturday morning, then Westover is probably your neighborhood.
The farmers market there has been running for decades. It’s not a trendy pop-up. Half the neighborhood shows up every week and people actually know each other. That kind of community feel is genuinely hard to find in a place this close to DC, and Westover has held onto it.
The schools are rated by GreatSchools.org at Cardinal Elementary an 8, Swanson Middle a 6, and Yorktown High a 9. And of the three neighborhoods, Westover tends to be the most accessible on price, which matters for families trying to get into North Arlington without stretching to the absolute top of their budget.
If walkability is a nice-to-have but not a dealbreaker, keep reading.
Question Two: Is New Construction on Your List?
If you have always pictured yourself in a brand new home, Williamsburg is where I’d point you first. The lots in that neighborhood are built for it. There are more new construction options there than almost anywhere else in North Arlington, and the school cluster backs it up. Rated by GreatSchools.org: Nottingham or Discovery Elementary both an 8 depending on your exact address, Williamsburg Middle an 8, Yorktown High a 9.
One thing I always tell people before they fall in love with a house in Williamsburg: check your exact address for the school feed. Nottingham and Discovery are both strong schools, but your street determines which one your kids attend. Verify it before you go under contract, not after.
If new construction isn’t a priority, Westover and Yorktown open up considerably.
Question Three: Do You Need Metro Access Every Day?
If the answer is yes, Westover is the strongest fit of the three. About 15 minutes to DC, easy access to the metro, close enough that you genuinely don’t feel like you left the city.
Yorktown sits further from the metro. But here is something most people don’t know until they actually spend time there: you are right by Lee Harrison Shopping Center. Grocery store, local restaurants, everything you need day to day within easy reach. It is a different kind of convenience than metro access, but for families who are not commuting into the city every single day, it is a really good tradeoff. The school cluster is rated by GreatSchools.org at Discovery Elementary an 8, Williamsburg Middle an 8, Yorktown High a 9. Bigger lots than Westover, more new construction options, quieter streets.
I have seen a lot of buyers write off Yorktown because of the metro distance and then kick themselves later when they see what they missed.
My Honest Take
These three neighborhoods are not interchangeable. They each do something really well. Westover keeps the walkable community feel that a lot of people moving from more urban areas are not ready to give up. Yorktown gives you the space and the school cluster without feeling cut off from the rest of your life. Williamsburg is where you go if a new home in a strong school district is the whole point of the move.
Know what matters most to your family before you start touring. It makes the decision a lot cleaner.
